You can choose the monthly fee and excess to suit your budget.
We’re talking simple, clear guidance on what’s covered, and no nasty surprises with extra costs.
And you can expect our own engineers at your door for servicing and call-outs. Experienced, Gas Safe Registered and local to you.
Frequently asked questions about our boiler cover
- What is covered and are there any exclusions?

We have a range of products and extras that care for different parts of your home. All of our products cover your annual boiler service and repairs to your boiler, including issues with any thermostats, programmers, valves or pumps.
Choose Sensible Central Heating Cover to cover repairs to your radiators, cylinders or valves related to your central heating. And for total peace of mind, our Sensible Complete Cover package looks after your plumbing and drains too. This includes fixing things like burst pipes, broken toilets, leaking stopcocks, blocked drains, sinks and toilets.
For all packages, parts and labour are included in repairs. And your plan will also cover getting access to carry out repairs and reinstatement up to £1,000 plus VAT. We are not responsible, however, for reinstating floor coverings, fixtures or fittings to their original standard. You will need additional support for these tasks.
It is important to note what your Sensible Boiler Cover, Central Heating Cover or Complete Cover package will not include. Our cover plans have been designed in consultation with our customers and engineers to ensure they are of high quality and are what customers want, at a price they can afford. So, they do not include:
- Repairs to pre-existing faults
- Other types of boilers / heaters, such as warm air units, electric boilers, LPG boilers and kick-space heaters
- Curved or designer radiators
- Showers and taps
- Repairs where the damage is caused by long-standing issues such as rust, limescale, sludge or other debris
- Wi-fi or hub issues
- Swimming pools, heat pumps and underfloor / outdoor heating
- Underfloor heating
- Solar panels
- Any part of your boiler and controls which directly supplies a swimming pool
- Air or ground source heat pumps
- Any heating systems or controls designed for outdoor heating
- Boilers or systems beyond economical repair or with obsolete parts
- Damage caused by others
- Intentional damage or negligence
- Any damage protected by home insurance
- Making any improvements, such as replacing working radiators or adding extra radiators
- Steel or iron pipes
- Central heating management systems, such as Nest or Hive
- Power Flushes
- Will the cost of my cover ever increase?

Your price lock will never change ever unless
- You switch your agreement midway through
- The Government changes the VAT rate
- You call us out more than once a year (your price will be reviewed and could increase on renewal for the following 12 months)

From our head office in the heart of Leicester, we provide a fast and efficient service across the Midlands, including Northampton, Nottingham, Derby and Birmingham. Expect our own engineers at your door for servicing and call-outs. Experienced, Gas Safe Registered and local to you.
- Can I cancel my cover?
-
All our contracts are annual contracts, so you may be unable to cancel without charge once you pass through your cooling off period.
Cancelling during your ‘cooling off’ period (within 14 days)
You can cancel your plan within 14 days of the start date or, if later, within 14 days of the date you receive your welcome letter. We will refund any payments you have made. If we have carried out any work for you before the cooling off period ends and then you cancel your contract, you will still have to pay cancellation charges to cover the cost of work done as follows:
- Annual Service or Welcome Service – £90
- Landlord Gas Safety Record – £120
If you want to cancel after 14 days
If you have not had a repair or service visit, you can cancel without any fee as long as you give us one month’s notice. We will not refund you for months covered by the plan up to the date of cancellation. We will return any unused payments if you decided to pay annually.
If you had a repair or service visit/Landlord Gas Safety Record, we will cancel your agreement from the date you provide, but you will have to pay cancellation charges to cover the cost of work done as follows:
- Annual Service or Welcome Service – £90
- Landlord Gas Safety Record – £120
- What's the response time if I have an issue?

Our aim is to always be with you within 24 hours. We usually achieve this but occasionally, due to unforeseen circumstances such as a sudden and extreme spike in demand, we may take a few more hours to get to you.
- Does my cover include parts?
-
Yes, your cover package covers parts and labour. Please bear in mind that if the cost of the boiler or system is likely to be more than 60% of the value of the boiler, this will be deemed beyond economical repair.
- Do you cover all makes of boiler?

Our cover packages cover boilers that you will find in the vast majority of homes, such as combi, system and regular boilers. However, we cannot cover the following:
- Warm air units or fan convector heaters
- Electric boilers
- LPG boilers
- Kick-space heaters
- Is there an age limit to the boilers you will cover?

There is no age limit to the boiler we cover but please bear in mind that we cannot cover boilers that are beyond economical repair or have obsolete parts. Obsolescence should only be an issue with very old boilers.
- Do you provide cover for multiple boilers?

No, each boiler will need its own cover package.
- Do you provide cover for landlords?
-
Yes, we provide cover for landlords, which includes your LGSR (Landlord Gas Safety Record). With this, you will get the following:
- An inspection of your gas meter, gas pipework and gas appliances in your home
- Repairs and replacements for your gas pipework and gas appliances
- A Gas Safety Certificate for your gas meter, gas pipework, gas boiler and gas appliances (we can email the certificate to you and your tenant too if you prefer)
- What payment options do you provide?

All of our plans are annual contracts but you can pay either monthly or yearly, both via direct debit. Spread the cost or pay it all up front. It’s up to you.
